Maintenance Supervisor

Department: Building operations
Supervisor: Director of operations
Employment status: Full time / Non-exempt

Primary Objective:

This is a working supervisor position that performs and coordinates the day-to-day operations of the museum's physical facilities and equipment. Ensures that the museum's physical facility is properly maintained including system repairs/maintenance, cleaning and preventive maintenance on building systems and exterior grounds. Respond to all building system needs and emergency’s 24/7. Will need to work every third weekend.

Responsibilities and Duties:

Physical Plant: Operates with a “hands on” approach to facilities supervision. Coordinates the efforts of one maintenance assistant and one custodial tech. This position is responsible to oversee the services of contractors hired by the museum to do preventive maintenance on all building systems. Systems include HVAC, humidification, plumbing, electrical systems and the elevators. Existing knowledge of HVAC systems is beneficial.

Supervises building maintenance staff and ensures that the building and grounds are properly cleaned. Responsible for ordering of maintenance supplies by using the purchase order system. Manages the operation of the grounds contractor.

Makes repairs, if appropriate, and when necessary, secures contractors required to repair building equipment and systems. Monitors their work so that it is done in a timely and efficient manner. Coordinates the work of contractors hired to install new systems so that the systems are put in as specified and operate properly. 

  • Schedule, supervise, and perform custodial duties
  • Ensure accurate inventory of tools, parts, ordering parts and supplies as needed
  • Daily check of visitor areas to ensure they are operational, clean, and safe
  • Supervise maintenance staff on routine, safety, and emergency procedures
  • Performs special event set up and working events as needed
  • Responsible for snow removal on walkways and overseeing contractor on drives and parking lots
  • Responsible for all facets of managing department staff including scheduling, supervision, and performance evaluation

Specialized Knowledge, Skills and Qualifications:

  • 5 years hands on experience in facilities with broad responsibility and supervisory experience. 
  • Is physically able to manage and maintain facility with a hands-on approach.
  • High School Diploma or the equivalent
  • Demonstrable 5 years hands on experience with plumbing, electrical, HVAC systems (property maintenance worker)
  • Working knowledge of OSHA standards regarding safe work practices
  • Ability to lift and move objects weighing up to 50 lbs
  • Working knowledge of power tools and equipment, including proper safeguards
  • At least one year supervisory experience
  • Basic knowledge of MS office
  • Valid drivers license and clean driving record
  • Good verbal and written communications skills
  • Ability to work independently as well as productively and harmoniously as part of a team 

Managerial Responsibility:

Supervises directly: Maintenance Tech. | Custodial Tech.
Supervises indirectly: Museum Facilities Contractors

Fiscal Responsibility:

Responsibilities include to secure supplies and building repairs in the most cost effective manner.
